Floor plans, plots of land and countries are all measured in area, and almost never in the same unit. A hectare is exactly 10 000 square metres; an acre is not a round number of anything metric.
How it works
Every unit is expressed in square metres and conversions go through it. The imperial units are defined from the yard, which has been exactly 0.9144 metres since 1959 — so a square yard is exactly 0.83612736 square metres, and everything built on it is exact too.
An acre is 4840 square yards, which works out to 4046.8564224 square metres exactly. A square mile is 640 acres. Neither figure is rounded here.

Frequently asked questions
What is the difference between a hectare and an acre?
A hectare is a square 100 metres on a side, so 10 000 square metres. An acre is about 4047 square metres, which makes a hectare roughly two and a half acres. The hectare is metric and deliberately round; the acre descends from the area a team of oxen could plough in a day and is round in nothing.
Why is doubling a length not doubling the area?
Because area grows with the square of length. A room twice as long and twice as wide has four times the floor. The same applies to the conversion factors: a metre is about 3.28 feet, but a square metre is about 10.76 square feet.
